The Challenge
Commercial real estate leasing in India's National Capital Region (NCR) — Noida, Greater Noida, and the Yamuna Expressway corridor — has unique complexities that generic property platforms don't address. Different development authorities (NOIDA, GNIDA, YEIDA) have different lease terms and transfer rules. Commercial properties have CAM (Common Area Maintenance) charges that can significantly impact total costs. Stamp duty calculations vary by property type and authority.
Brokers in this market were juggling WhatsApp conversations, Excel sheets of listings, and manual follow-ups. Property owners had no unified way to list their spaces and track inquiries. Tenants searching for commercial space had to contact multiple brokers and manually compare options.
We saw an opportunity to build a region-specific commercial leasing marketplace that understood NCR's unique characteristics — one that could become the default platform for anyone looking for commercial space in this high-growth corridor.
Our Approach
We started by deeply understanding the NCR commercial market. We interviewed brokers, property owners, and commercial tenants. We mapped the authority-specific nuances: NOIDA's leasehold model vs. GNIDA's freehold options, YEIDA's emerging developments along the expressway, and the compliance requirements that vary by authority.
The total cost calculator was a key differentiator. Most listings show rent per square foot, but tenants need to understand true costs: base rent + CAM + property tax + stamp duty + fit-out allowances. We built a calculator that shows all-in costs, making comparison meaningful.
WhatsApp integration was essential. In India's commercial real estate market, serious inquiries happen on WhatsApp. We integrated WhatsApp Business API to enable automated availability checks, visit scheduling, and follow-up sequences — all tied back to the CRM.
